2. Who pays the Two-Percent Real Estate Transfer Tax?: The Peconic Bay Region Community Preservation Fund (2% real estate transfer tax) is paid by the grantee. The grantee is the person who is purchasing the real property or an interest therein.

3. How do you calculate the 2% tax? (Peconic Bay Region Community Preservation Fund): For unimproved property $75,000 is exempt, so if the purchase price is $200,000 you would deduct $75,000 and would pay 2% on the balance of $125,000. The amount of tax would be $2,500. For improved property $200,000 is exempt.

4. Where do you pay the 2% tax? (Peconic Bay Region Community Preservation Fund): The 2% tax is paid to the Suffolk County Clerk’s Office, 310 Center Drive, Riverhead, NY 11901; when a new deed is filed transferring ownership.
